Do you accept Section 8 housing vouchers?
Yes, we do accept Section 8 housing vouchers, with considerations based on the property you're applying for. The bedroom size of your voucher must cover the asking rent after utility deductions. -

What are the screening questions for a property?
Screening questions may include:- What is your take-home income? (Every property requires a 3X take-home income)
- What is your credit score? (Required credit score is noted on each listing page)
- Do you have any pets?
- Do you have any evictions or bankruptcies?

Do I need to confirm my scheduled showings?
Yes, you will receive an automated text via TenantTurner to confirm your showing, and a reply is required. We will also reach out personally to confirm your showing after it’s confirmed via TenantTurner. -
How do I reschedule my showing?
Please contact the listing agent directly to reschedule your showing. -
Who will be meeting me at the property?
Each listing has a team member from James Property Management Group assigned to it, who handles all showings and is available to answer any questions. -
Are rental rates negotiable?
JPMG does not negotiate rental rates. Rent collection is facilitated through our tenant portal and includes various payment methods, excluding cash. -
How do I apply for a rental unit?
Please visit our website at Rental Application - Applicant Center or call (847-668-8042). Locate the property you would like to apply for and click on “Apply Now” in the bottom right hand corner of the listing. -
What is required to apply for a rental unit?
Requirements include:- A submitted application for each resident over 18
- A $60 application fee per application (non-refundable)
- Your two most recent pay stubs
- Your two most recent bank statements
- Current landlord information

Who is required to apply?
Anyone over 18 residing in the property must apply and submit supporting documentation. -
Can I apply without seeing the property beforehand (i.e., sight unseen)?
No, sight unseen applications are not allowed. You must have seen the property firsthand before applying. -
Can you hold a property for me while I apply?
No, properties remain on the market until a signed lease and all required funds are paid. Applications not completed within 48 hours may be denied. Approval and Move-in Process -
How long does it take to know if I was approved?
Applications are processed within 48 hours of receiving all required documents. Missing information may cause delays, and we will contact you for any additional information needed. -
How do I know if I’ve been approved?
Once approved, a representative from James Property Management Group will contact you via email or phone. It's essential to respond promptly to secure the property. -
Once I’m approved, what’s the next step?
Upon approval, sign the lease and pay the security deposit or move-in fee within 48 hours. The first month's rent is also due at lease signing or a minimum of 7 days before possession. -
How do I schedule my move-in?
On the move-in day, lockbox access instructions will be emailed to you once all move-in requirements are met. -
What is a lockbox move-in?
A lockbox move-in provides you with access to keys on your move-in day at your convenience. A JPMG team member will remove the lockbox 24-48 hours after move-in.
