Dear Applicant,

Thank you for choosing to apply to rent at James Property Management Group! As we strive to deliver a high-quality experience to all our residents, we seek long-term, high-quality tenants. Please thoroughly read the following information and instructions.

Scoring Criteria:

Applications are processed using a point system, considering factors such as rental history, income, employment, criminal and eviction records, and credit score. Failure to meet our minimum qualifications may require an additional security deposit.

  • Your gross income should be at least 3 times the monthly rent. Combined income from all adults will be considered. An income less than 2 times the rent will result in automatic denial.
  • Please review the listing description to ensure you meet the credit requirements for the property.
  • Applicants with a recent eviction history or multiple evictions will be automatically denied.
  • A valid government-issued photo ID is required from all applicants.
  • Felony convictions may result in application denial.
  • Providing false information will result in automatic denial.

Smoking and Marijuana Use:

NO tobacco or marijuana smoking is permitted inside ANY of our rental homes. Although Illinois has legalized medical and recreational marijuana use, it remains illegal under Federal law. We reserve the right to prohibit marijuana use, possession, and/or growing, and violators will be evicted per our lease agreement.

Pet Policy:

Please review the pet policy for the property. Breed and age restrictions on dogs apply as company policy. Pet policies vary by property, including allowed pet types, weight, number of pets, and applicable fees.

Next Steps:

  • Each occupant aged 18 and above must complete an individual application and pay a NONREFUNDABLE application fee of $75 per adult.
  • Application fees must be received BEFORE processing begins.
  • Incomplete applications will delay processing and may result in another applicant being approved first.
  • Once we receive your completed application, we will fully process it and notify you of the results within 48 business hours.
  • If approved, you will have 24 hours to sign the lease and pay the security deposit/move-in fee online. The property will be temporarily held for 24 hours, but will remain on the market until we receive the signed lease and deposit.
  • In case of multiple applications for a property, we will process ALL applications and approve the highest-scoring applicant. Pre-approved applications are valid for 60 days and can be applied to other properties within this period without an additional fee.
