Will I be Required to carry renters insurance?
Yes, and you may use any provider of your choice so long as James Property Management Group LLC is named as an additional insured. -
What specific terms and conditions are required for my renters insurance policy?
All residents are required to procure Renter's Insurance with a minimum of $100,000 in Personal Liability Coverage and “Landlords Company Name” and Property Manager as a “Party of Interest”. This documentation must be provided to Landlord prior to moving in. -
Can you hold a place before I apply?
Applications are processed in the order they are received. Once an application is paid for and submitted, it undergoes review, and a decision is typically made within 24 hours. -
Do I pay the first month’s rent and last month’s rent with my security deposit?
This can vary depending on the location of the property. Typically, in the city of Chicago, your move-in fee and first month’s rent are paid at the lease signing. For properties outside of Chicago, the first month’s rent and security deposit are due at the lease signing. -
How old do you have to be to apply?
Any persons over the age of 18 that will be residing at the property will need to apply -
Is the deposit refundable?
Security deposits are refundable, whereas move-in fees and pet fees are not. However, according to the lease agreement, deductions may be made from the security deposit for unpaid rent, damage, excessive wear and tear, and cleaning costs necessary to return the unit to move-in condition. -
Who needs a cosigner?
Applicants whose combined gross income is not at least three (3) times the monthly rent amount or do not meet minimum credit scoring. -
You have a property I want to rent. How do I apply?
You can visit our website under available rentals and click on “Apply Here”. Locate the property you would like to apply for and click on “Apply Now” in the bottom right hand corner of the listing. -
How do I pay rent?
The fastest and easiest way to pay rent is through our tenant portal. If you need help setting this up, please email us. -
I want to get a pet. What should I do?
Each property has its own set of pet rules and restrictions. Prior to purchasing any pets, please contact us to ensure that the pet you are considering complies with the terms of your lease. -
I want to move out, but my roommate wants to stay. What should I do?
All tenants are obligated to adhere to the terms of the lease agreement until the end of its term. If a roommate wishes to be removed from the lease, this matter must be addressed during the lease renewal process, which typically occurs 60 days prior to the lease expiration. -
My lease expiration is coming and I want to move out. What should I do?
Our office will contact you 120 - 60 days before the end date of your lease. At that time, please inform us if you plan on moving out, and we will guide you through the appropriate move-out procedures. -
Who is responsible for paying for repairs & maintenance requests?
You are responsible for items stated on your lease as the resident’s responsibility, as well as any damage caused by you to the property. Additionally, charges may apply if access is not granted to our technicians for scheduled work.
