Am I required to make my property available to Section 8?
Yes, we do accept Section 8 housing vouchers, with some considerations based on the specific property you're applying for. The bedroom size indicated on your voucher must meet the requirements to cover the asking rent after utility deductions. -
Are you licensed?
Yes, property management is a licensed activity in the state of Illinois, so we operate with our in-house brokerage arm, James Group Properties. -
Can I reach you after hours?
Our office phone is available from 9 am to 5 pm, Monday to Friday. If you need assistance outside of these hours, please leave us a message, and we'll promptly return your call on the following business day. For a faster response, you're welcome to email your owner representative directly. -
Can you put the money directly into my account?
Yes, we send all owner draws electronically via ACH.( No ) -
Do I get to see the lease or sign it?
James Group Property Management is committed to complete transparency with both owners and tenants. Rest assured, a copy of the lease will be furnished to all parties involved. -
Do you sell real estate too?
Yes, we are a full-service real estate brokerage firm, offering services for both property management and real estate sales. -
How and when do I get my checks?
Statements are processed and reviewed on the 2nd and 3rd day of each month for the previous month's activity. Your owner representative will then send you the statement, address any inquiries you may have, and initiate the owner draw via ACH. -
How is rent collection handled?
JPMG utilizes Buildium to maintain communication with both owners and tenants. Tenants will have access to a tenant portal for rent submission, which will be deposited into the designated accounts. Payments received by check or money order will be documented and deposited as required. Please note, JPMG does not accept cash payments. -
How long of a lease do you sign?
PMG currently offers 12 month leases to qualified tenants. -
How much security deposit do you charge the tenant?
In the city of Chicago, we do not accept security deposits. Instead, we collect non-refundable move-in fees. These fees vary per property but typically amount to $250 per bedroom. However, outside of Chicago, the recommended security deposit amount can vary depending on the property, but typically, we advise an amount equivalent to 1 to 2 times the rent. What type of properties do you manage? JPMP specializes in residential single family and multi-unit properties. -
What type of reports do I get and how often?
Your designated owner representative will email you monthly owner statements during the first week of each month, covering the previous month's activity. These comprehensive reports will outline all income and expenses incurred during that period. -
Who holds the tenant security deposit?
JPMG will hold security deposits in a separate escrow account designated specifically for that purpose. However, it's important to note that we do not hold security deposits for properties located within the city of Chicago.
